Remedial sealant in Cameron Toll, done properly
A joint that keeps letting you down needs more than another bead. It helps to have photos when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. We work on botched or over-sealed joints, expansion joints and mouldy bath & shower sealant, and people most often call us about smears and lumps from a botched reseal and floor or wall movement joints that have failed.
Cameron Toll is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
A 12-month guarantee comes as standard.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:
- Movement from fittings that are not supported
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A cracked shower tray or bath (that needs repair or replacing)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
Joints and surfaces we work on
- Botched or over-sealed joints
- Shrunken worktop sealant
- Expansion joints
- Failed movement joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
What happens on the day
Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for most joints, depending on how much old sealant has to come out. For a tenement in Cameron Toll, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Preparing for the visit
- Keep children and pets away from the work area
- Tell us if parking is tricky
- Tell us about any water getting in

Advice
Bathrooms and kitchens in Cameron Toll
Cameron Toll is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Cameron Toll has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around Craigmillar Park Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Edinburgh Waverley station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.
Cameron Toll is about 2 miles south-east of Edinburgh, in Edinburgh. Cameron Toll gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our area takes in 175 places across Edinburgh, large and small.
We work across the EH16 and EH9 postcode area for remedial sealant. Local streets include Ross Road, Lady Road and Orrok Lane, all of which we cover. With the A7 close by, Cameron Toll is easy for our applicators to reach for remedial sealant. We also cover the places around Cameron Toll: Bridge End (1 mile south-east), Prestonfield (1 mile north), Mayfield (1 mile north-west), Inch (1 mile south-east) and Craigmillar (1 mile east). Larger places within reach include Leith (4 miles north), Bonnington (3 miles north), Silvermills (3 miles north-west), Pilrig (3 miles north), Stockbridge (3 miles north-west) and North Leith (3 miles north).
Local landmarks in Cameron Toll
Around Cameron Toll, our work takes us to homes and buildings near Royal Blind School, Inch Park and Leslie's Bar. Nearby too are National Museums Scotland Library (1.6 miles north-west) and Duddingston Kirk (1 mile north-east). The nearest railway station is Edinburgh Waverley station, roughly 1.9 miles north-west of the centre. Other landmarks nearby include Royal Infirmary of Edinburgh (1.1 miles south-east) and Craigmillar Castle (0.8 miles east). For a walk, there’s The New Leaf Co-op and Duddingston Loch.
Looking after it afterwards
So the new joints stay in good condition:
- Keep bleach and abrasives off the bead
- Get the cause of a repeat leak found before resealing
- Don’t add new sealant on top of old
- Keep the room well ventilated
Where we’ve pointed out another fault, have it put right, or the new joint may fail again.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
Cameron Toll questions
I let a flat near Edinburgh Waverley station. Can you help?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you work in hotels near Cameron Toll?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
How much does remedial sealant cost in Cameron Toll?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Are you fully insured?
Yes, we are fully insured for every job we do.
Can you take off two layers of silicone?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you reseal a split movement joint?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
