Common questions in Caddonfoot

Do you work for landlords with property near Galashiels station?

Yes. We work for letting agents and landlords as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is Caddonfoot in your area for remedial sealant?

Yes. We work across all of Scotland, and Caddonfoot is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

How much does remedial sealant cost in Caddonfoot?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

What happens if the problem is the tray or the plumbing?

You will hear it from us. A cracked tray, faulty valve or leaking waste needs a different trade, so we won’t pretend it will.

Do you have insurance?

Yes, we are fully insured for every job we do.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Remedial sealant for homes and businesses in Caddonfoot

A joint that keeps failing generally has a reason. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will beat any new bead. Finding that cause comes before any new sealant. We are often asked to deal with products that weren’t meant for the joint and sealant applied over old sealant that has lifted, on failed movement joints, botched or over-sealed joints and leaking tray & enclosure joints.

Bathrooms in smaller places like Caddonfoot work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All our work comes with a 12-month guarantee, wherever you are in the Scottish Borders.

Different surfaces, different methods

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Keep the room well ventilated
  • Keep movement joints clear of mortar and paint
  • Clean sealant with mild products only
  • Deal with small splits early

If the joint ever needs renewing, have it cut out, not sealed over. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.

What happens if it’s left?

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What happens on the day

When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Caddonfoot, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children

Advice

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Bathrooms and kitchens in Caddonfoot

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Galashiels station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

When to call us in Caddonfoot

One of the commonest remedial jobs is sealant on top of sealant. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

People normally contact us after spotting something like this:

  • Beads that never stuck properly
  • Repeat leaks from the same joint
  • Caulk or the wrong sealant used in a wet area
  • Torn expansion joints

Around Caddonfoot, as everywhere, remedial sealant is only as good as the preparation behind it.
