Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Failed tanking or loose tiles behind the sealant
  • Movement from fittings that aren’t supported
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints

Remedial sealant in Buckhaven

If a joint has been resealed and is leaking again, it’s worth a proper look. It helps to have pictures when you drop us a line at info@mrmastic.co.uk, along with when it was last resealed. If you’re dealing with black mould underneath the bead and sealant applied over old sealant that has lifted, we can put it right, whatever the surface.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Your job is guaranteed for a year, as with all our work.

Landlords, agents and businesses in Buckhaven

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a few hours for a typical bath or shower, longer where several layers have been applied. Around Buckhaven, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about any water getting in
  • Tell us if parking is tricky

Advice

What affects the cost of remedial sealant

Your quote is based on your job. We look at:

  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • Whether the work is at height
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Photos by email, if that’s easy
  • Roughly how big the job is

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

Leave it or put it right?

A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit normally makes better use of the time than several visits. We will give you a clear quote for the lot.

Buckhaven homes and their sealant

Buckhaven is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Rented homes near Cameron Bridge station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. Schools such as Buckhaven High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

How the job changes by surface

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant won’t fix it. We’ll tell you what we find.

Worktops & kitchens

If a worktop moves when you lean on it, the sealant will keep splitting. That needs refixing before resealing, which we’ll point out.
