What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for most joints, depending on how much old sealant has to come out. In a smaller place like Bedhampton, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Before we arrive
- Try not to wet indoor joints just before the visit
- Mention any tricky access
- For business premises, tell us about site rules or sign-in

Remedial sealant for homes and businesses in Bedhampton
If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. Finding that cause comes before any new sealant. We work on shrunken worktop sealant, expansion joints and failed movement joints, and people most often call us about caulk or the wrong sealant used in a wet area and sealant that came away because the surface wasn’t prepared.
Even in a smaller place like Bedhampton, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

What remedial sealant looks like in Bedhampton
Bedhampton is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Bedhampton has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Letting a property close to Bedhampton station? Then botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Bidbury Junior School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Nicholas Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Questions from Bedhampton
Can you help a landlord with a rental near Bedhampton station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Will you come out to Bedhampton?
Yes. Bedhampton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Can you remove old sealant without damaging the bath?
Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. We point out any damage that is already there.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.
What if the leak is not the sealant?
We’ll tell you. A cracked tray, faulty valve or leaking waste needs a different trade, and we will not reseal for the sake of it.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you offer different sealant colours?
We help you choose a colour that suits. The product needed can limit the range.
Surface by surface
Over-sealed & botched joints
Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.
Movement & expansion joints
A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.
Why deal with it now?
DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Homes in smaller places like Bedhampton can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

When something else is needed
New sealant cannot fix everything, and we’ll tell you before work begins. It won’t solve:
- A tray or worktop that needs refixing first
- Cracks in the fitting rather than the joint
- Sealant in an older building that needs testing for asbestos first
If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.
Surfaces we seal
- Expansion joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Failed movement joints
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Aftercare tips
Aftercare is simple, and it makes a real difference:
- Run the fan after every shower
- Act on a lifting corner straight away
- Never seal over old silicone
- Use a soft cloth, not a scourer, on silicone
Keep the room ventilated: run the fan during and after showers, or open a window.
A failing joint rarely gets better on its own. Every shower or downpour sends more water through, into whatever is behind or below. Sorting it early limits the damage.
