Remedial sealant near Arundel

About our remedial sealant in Arundel

Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint won’t last, however tidy it looks. We take it out and use a sealant made for that joint. Typical jobs include a shower that leaks however often it’s resealed and thick, messy sealant smeared over tiles, across shrunken worktop sealant, botched or over-sealed joints and leaking tray & enclosure joints.

Around Arundel, you will mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Our work is backed for twelve months, in Arundel and everywhere else we cover.

What affects the cost of remedial sealant

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The amount of work

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or email us for an honest opinion and a quote.

Asking for a quote

When you contact us, it’s useful to know:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, call 0345 464 0079 or email us.

When it isn’t the sealant

To be straight with you, there are a few things sealant will not fix:

  • Movement from fittings that aren’t supported
  • Tiles that have come away from the wall
  • A tray or bath that’s cracked

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

What we seal

  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints

Your questions about remedial sealant in Arundel

Do you work in hotels near Arundel?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you cover smaller places like Arundel?

Yes. Arundel is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

How long does remedial resealing take?

That depends on how many layers there are and how many joints. You will have a timescale before any work begins.

Are you fully insured?

Yes. Mr Mastic is fully insured.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on how many layers have to come out. A visit to Arundel is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. All the old sealant comes out, including any layers underneath.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. The new joint is tooled neatly and we explain anything else we found.

How to prepare

  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Check trays and worktops do not move
  • Keep bleach and abrasives off the bead
  • Check ceilings under showers for marks
  • Don’t add new sealant on top of old

Do not let anyone seal over it later. Over-sealing is how many remedial jobs start, so the old bead should always come out first.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.

What remedial sealant looks like in Arundel

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Arundel. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near Arundel station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Homes close to Trinity Congregational Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When to call us in Arundel

A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the top layer lifts and water and mould collect between the two.

These are the problems we are asked about most:

  • Decorators’ caulk around a bath or shower
  • Smears and lumps from a botched reseal
  • Repeat leaks from the same joint
  • Dark patches showing through the sealant

If you look after a building such as St Philip's Catholic Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before booking anyone

  • Is VAT in the price?
  • Which colour the sealant will be
  • When the joint can take water or movement
  • Whether they’re fully insured

Choosing a sealant specialist

Different surfaces, different methods

Mouldy bath & shower sealant

Black mould inside the bead will not scrub out. The sealant is cut out completely, the joint treated with a mould remover and dried ahead of a new anti-fungal bead.

Movement & expansion joints

Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.
