Anna Valley homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Anna Valley. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Homes close to Church of All Saints include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Andover station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Anna Valley is about 2 miles south-west of Andover, in Hampshire. Anywhere in SP11, we can carry out remedial sealant at your property. Anna Valley is one of 683 towns and villages in Hampshire where we work. There’s also a page for Southampton, roughly 20 miles from Anna Valley.

How we handle remedial sealant in Anna Valley
Removing failed sealant is the hardest part of the job. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. We work on expansion joints, mouldy bath & shower sealant and leaking tray & enclosure joints, and the jobs we see most are torn expansion joints and repeat leaks from the same joint.
Homes around Anna Valley are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
Big or small, it’s backed by our 12-month guarantee.

Honest limits
It helps to know what we can’t do too:
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Movement from fittings that are not supported
- A tray or bath that’s cracked
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.
Surfaces we seal
- Botched or over-sealed joints
- Mouldy bath & shower sealant
- Failed movement joints
- Expansion joints
- Leaking tray & enclosure joints
- Shrunken worktop sealant
Leave it or put it right?
Another bead over the top won’t fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove. Around Anna Valley, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

How it works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours, depending on how many layers have to come out, and the area is left clean. For a village or hamlet like Anna Valley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you’re told about anything else we found.
Before we arrive
- Tell us about any water getting in
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints

Advice
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Have loose fittings fixed before resealing
- Look for stains below bathrooms now and then
- Air the bathroom so the sealant can dry
- Keep movement joints clear of mortar and paint
Give the new sealant its full cure time: follow the cure time we give you.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Each one is worth getting looked at.
How the job changes by surface
Movement & expansion joints
Bonding on three sides is a common reason movement joints tear. Backing stops that, so the sealant grips the two sides only.
Worktops & kitchens
Kitchen joints hold grease and residue, so we spend extra time cleaning before resealing.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Questions from Anna Valley
Do you take on hotel work around Anna Valley?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Do you cover smaller places like Anna Valley?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Can old silicone be taken off without scratching the tiles?
Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What if resealing will not fix my leak?
Then we explain what we have found. A plumber or fitter may be needed before any new sealant goes on.
Can you do several jobs on one visit?
Yes. Just list everything you need and you’ll get one quote.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
When to call us in Anna Valley
Joints that move need sealant that can stretch. Flexing baths, rocking trays and building movement joints split any bead that is too stiff or too thin.
If you can see any of these, it’s time to have the joints looked at:
- Kitchen joints letting water behind the worktop
- Mould trapped under a layer of silicone
- Caulk or the wrong sealant used in a wet area
- Repeat leaks from the same joint
Managing a site like Balksbury Junior School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Before you book anyone
- How much experience the applicator has
- Whether all the old sealant comes out first
- Whether you can choose the colour
- What preparation is included
