Common questions in Wadesmill

Is Wadesmill in your area for regrouting?

Yes. Our work covers London and the South East, and Wadesmill is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will send you a clear quote.

I let a flat near Ware station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Can I add another job to the visit?

Yes. Just list everything you need and you will get one quote.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Could my grout be a different colour after regrouting?

Yes. Many customers do. A darker grout hides marks better, while lighter grout brightens a room.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Will the sealant be renewed as well as the grout?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Regrouting for homes and businesses in Wadesmill

Across Wadesmill, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. We work on shower walls, tiled floors and bathroom floors, and the jobs we see most are a grout colour that no longer suits the room and floor grout that has worn and darkened.

In a village or hamlet like Wadesmill, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Every job is covered by a one-year guarantee, wherever you are in Hertfordshire.

Wadesmill homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Parish Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Ware station? Then a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Thundridge Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Wadesmill is about 2 miles north of Ware, in Hertfordshire. Jobs in Wadesmill get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Hertfordshire coverage runs to 381 places, and Wadesmill is one of them. Chelmsford is on our list too, around 23 miles away.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. Where a wall is exposed, as many are in small places like Wadesmill, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Honest limits

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Waterproofing that has failed below the tiling
  • A leaking shower valve or waste
  • Tiles that are loose or hollow behind

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.

What we seal

  • Wet rooms
  • Bathroom floors
  • Kitchen splashbacks
  • Shower walls
  • Bathroom wall tiles
  • Tiled floors

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a squeegee on the tiles after showering
  • Do not ignore a tile that feels loose
  • Clean grout with a mild bathroom cleaner
  • Skip wire brushes and scourers

Use a gentle cleaner on the grout and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout, before the joints open up.

What affects the quote in Wadesmill

Call for a quick quote. What matters most is:

  • The size of the job
  • Any mould that needs treating
  • Working hours on commercial sites
  • Which sealant suits the joint

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

What to tell us when you ask for a quote:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Just call 0345 464 0079 or send us an email with the details and send pictures if you have them.

What happens on the day

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. Somewhere as small as Wadesmill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Keep children and pets away from the work area
  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
