Regrouting for Tullynessle homes and businesses

Regrouting in Tullynessle

We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We are often asked to deal with dirty, worn grout on a tiled floor and grout that’s cracking and breaking up, across wet rooms, bathroom wall tiles and kitchen splashbacks.

For a place like Tullynessle, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Big or small, you get the same one-year guarantee.

How to look after the new joints

To keep the joints looking good and working properly:

  • Have loose tiles looked at early
  • Run the extractor fan during and after a shower
  • Use gentle cleaners on grout
  • Look at the sealant in the corners now and then

Check the corner silicone now and then. It’s the part that moves, so it’s generally the first thing to need attention.

Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough, so it’s worth acting early.

Do you need regrouting in Tullynessle?

Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, so we check the tiles before any work starts.

People normally contact us when they notice something like this:

  • Grout that makes sound tiles look old
  • Grout in a colour the owner wants to change
  • Grout that’s cracking and breaking up
  • Stained grout that cleaning will not shift

Managing a site like Alford Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Before you book, it’s worth knowing the limits too:

  • Tiles that have come away from the wall
  • Waterproofing that has failed below the tiling

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Access, such as stairs, a lift or height
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

What the job involves on each surface

Shower walls

Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.

Common questions in Tullynessle

What guarantee comes with regrouting in Tullynessle?

All our work, in Tullynessle and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Will you come out to Tullynessle?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What should I tell you?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Tullynessle, along with the rest of our area.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

Bathrooms and kitchens in Tullynessle

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Tullynessle and Forbes Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens on the day

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for a shower enclosure, longer for a whole room. Outdoor work around Tullynessle depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

How to prepare

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
