Regrouting near Steeple

Regrouting in Steeple: local notes

Steeple is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Church of St Lawrence and All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Steeple is about 6 miles south-east of Maldon, in Essex. Homes, rented property, offices and hotels in Steeple is covered for regrouting. The work is guaranteed for a year. Across Essex, we cover 644 places, and Steeple is one of them. We also work in Chelmsford, around 14 miles away.

Work in CM0 works the same way as everywhere else we cover. Local streets include The Street, Garden Fields and Batt's Road. How we handle regrouting in Steeple

A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. We’re often asked to deal with grout that makes sound tiles look old and gaps where the shower grout has gone, on bathroom wall tiles, shower walls and bathroom floors.

Around Steeple, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Steeple: your questions answered

Is Steeple within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do regrouting in Steeple?

Yes, Steeple is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or email us with a few details of the job.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

Do you guarantee regrouting?

Every job comes with our 12-month guarantee.

Will the sealant be renewed as well as the grout?

Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

What if some of my tiles are loose?

New grout can’t hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.

How long does regrouting take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to a full day, depending on the area. We will tell you when we quote.

When to call us in Steeple

When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.

Signs it’s time to call us include:

  • Splashback grout that has darkened
  • Corners filled with grout instead of silicone
  • Floor grout that has worn and darkened
  • Grout that stays dark however much it’s cleaned

For landlords with property near Southminster station, stained grout drags a rental down, and regrouting between lets puts that right.

How to choose a mastic man

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

How the job changes by surface

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout, and reseal the corners.

When something else is needed

A few problems are outside what sealant work can do:

  • Damaged tiles that need replacing
  • Water coming from plumbing rather than grout
  • Tiles that are loose or hollow behind

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Shower walls
  • Bathroom floors
  • Bathroom wall tiles
  • Tiled floors
  • Wet rooms
  • Kitchen splashbacks

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan to clear steam
  • Use a soft brush rather than a wire one
  • Get any tile that moves checked promptly
  • Wipe water off the walls when you are done

We will tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.

Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.

The process

Before we leave, we go over the finished joints with you. The visit itself normally takes anything from a few hours to a full day, depending on the area, depending on how much there is to do. For a village or hamlet like Steeple, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Clear the area around the work
  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks

Related advice

What happens if it’s left?

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Sorting it early keeps the job simple. Where a wall is exposed, as many are in small places like Steeple, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
