South Fambridge Regrouting
Regrouting across South Fambridge and nearby, with old sealant always removed completely and a one-year guarantee.
- Grout that makes sound tiles look old
- Corners filled with grout instead of silicone
- Splashback grout that has darkened
Regrouting in South Fambridge, done properly
Regrouting is usually paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Renewing both together means nothing is left half-done. Typical jobs include floor grout that has worn and darkened and a grout colour that no longer suits the room, across shower walls, bathroom floors and kitchen splashbacks.
Homes around South Fambridge are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

How it works
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. Somewhere like South Fambridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.

- Try not to wet indoor joints just before the visit

Do you need regrouting in South Fambridge?
Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.
The problems people usually mention when they call are:
- Discoloured grout on otherwise sound tiles
- Crumbling grout between the tiles
- Dirty, worn grout on a tiled floor
- Greasy, stained grout behind the hob
For site and facilities teams at buildings such as Greensward Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- Whether they’re fully insured
- Is the old sealant removed completely?
- How long the guarantee is
- Which sealant they’ll use, and why
South Fambridge homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Rented homes near North Fambridge station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Homes close to All Saints include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits
In fairness, there are a few things sealant will not fix:
- Waterproofing that has failed below the tiling
- Water coming from plumbing rather than grout
- Tiles that are loose or hollow behind
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.
What we seal
- Bathroom wall tiles
- Wet rooms
- Kitchen splashbacks
- Bathroom floors
- Shower walls
- Tiled floors
How to look after the new joints
A little care helps the new joints last. Our advice:
- Check the corner silicone every few months
- Rinse soap off the tiles after each shower
- Run the extractor fan during and after a shower
- Wipe or squeegee the shower walls
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it so early action pays.

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Can you quote for more than one area?
Yes. Just list everything you need.
How soon can the shower be used after regrouting?
We give you a time before we leave. The wait depends on the products and conditions so please stick to it.
Will regrouting fix loose tiles?
Loose tiles need refixing before regrouting. We will point them out before any grout comes out.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Leave it or put it right?
Regrouting will not help where tiles have come away. We point that out first so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Where a wall is exposed, as many are in small places like South Fambridge, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
