Regrouting in Sevington
Raking out old, cracked or stained grout and regrouting tiled walls and floors for householders, landlords and businesses in Sevington. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Grout that’s cracking and breaking up
- Floor grout that has worn and darkened
- Grout stained black or orange that won’t clean
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Regrouting in Sevington, done properly
If you’ve been scrubbing grout that won’t come clean, the discolouration has generally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. If you have discoloured grout on otherwise sound tiles and old grout in a dated colour, we can put it right, on shower walls, kitchen splashbacks and wet rooms alike.
In a village or hamlet like Sevington, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

The process
You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours, or longer for a fully tiled room in most cases. Somewhere as small as Sevington, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Mention if the joints have been sealed before
- Clear items away from the joints we are working on

Why act early in Sevington
It’s tempting to fill a few cracks yourself, but the patches often don’t match and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. Around Sevington, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Do you work for landlords with property near Ashford International station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

What does regrouting cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you change the grout colour?
It can. With the old grout removed, the new colour fills the whole joint, not just the surface.
When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- A leaking shower valve or waste
- Waterproofing that has failed below the tiling
- Tiles that are loose or hollow behind
If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Looking after it afterwards
To keep the joints looking good and working properly:
- Avoid neat bleach and strong acid descalers on grout
- Use gentle cleaners on grout
- Run the extractor fan during and after a shower
- Skip wire brushes and scourers
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.
Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
Sevington homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
Homes close to Church of St Mary include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Willesborough Junior School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Ashford International station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

- The amount of work
- Access and height
- The type of sealant required
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.
