About our regrouting in Sandway
Across Sandway, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. If you’re dealing with cracked or crumbling grout lines and grout stained black or orange that won’t clean, we can put it right, on bathroom floors, tiled floors and kitchen splashbacks alike.
In a village or hamlet like Sandway, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
Every job comes with our one-year guarantee.

Surface by surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. New grout freshens them up.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
Why act early in Sandway
Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Older cottages and farmhouses around Sandway can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Regrouting in Sandway: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Sandway has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you let a flat or house near Lenham station, stained grout drags a rental down, and regrouting between lets puts that right. If you look after a building such as Platts Heath Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Mary's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Questions from Sandway
Do you cover smaller places like Sandway?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for hotels and guest houses in Sandway?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Are you fully insured?
Yes. Mr Mastic is fully insured.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
Will the sealant be renewed as well as the grout?
Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Open a window or run the fan to clear steam
- Use a squeegee on the tiles after showering
- Keep an eye on the silicone along the edges
- Rinse soap off the tiles after each shower
A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a shower enclosure, longer for a whole room. Somewhere as small as Sandway, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any tricky access
- Mention any sign-in or site rules at work premises
