Landlords, agents and businesses in Row Town
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
About our regrouting in Row Town
We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, since new grout cannot fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. Typical jobs include dirty, worn grout on a tiled floor and corners filled with grout instead of silicone, across wet rooms, shower walls and tiled floors.
Around Row Town, you’ll mostly find houses and bungalows, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

The process
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a few hours, or longer for a fully tiled room in most cases. For a job in Row Town, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.

Advice
Why act early in Row Town
New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. In a smaller place like Row Town, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Movement in a stud wall or floor
- Loose tiles, which need refixing first
- Leaks from pipes, valves or wastes (a plumber’s job)
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.
What we seal
- Bathroom wall tiles
- Bathroom floors
- Shower walls
- Tiled floors
- Wet rooms
- Kitchen splashbacks
Different surfaces, different methods
Corners and edges
Where tiles meet a bath, tray or worktop, the joint is sealed. Grout in that joint wouldn’t last.
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. New grout freshens them up.
Row Town: your questions answered
Is Row Town within the area you cover?
Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Row Town in your area for regrouting?
Yes. Our work covers London and the South East, and Row Town is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing.
What information do you need?
Let us know what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before resealing.
How soon can the shower be used after regrouting?
We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.
What if some of my tiles are loose?
Tiles that have come away need sorting first. We will show you which ones before any grout comes out.
Quotes for regrouting in Row Town
We don’t publish a price list, because jobs vary so much. The quote depends on:
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Combining jobs into one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.
What we need to know
Photos by email are helpful but not essential. Please mention:
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Whether it has been sealed before
- If it’s domestic, commercial or a hotel
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Row Town homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as St Paul's, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Holy Family Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Addlestone station, a regrout while the flat is empty is quicker than working around a tenant.
