Regrouting in Rough Common

Why deal with it now?

If tiles are loose, regrouting alone is not the answer. We point that out first so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Around Rough Common, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

Why us?

  • ARBOMaster approved applicator
  • Old sealant always removed completely

Regrouting in Rough Common, done properly

Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We work on bathroom wall tiles, kitchen splashbacks and bathroom floors, and common reasons people get in touch are stained grout that cleaning won’t shift and grout that makes sound tiles look old.

Homes around Rough Common are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Our work is backed for twelve months, in Rough Common and everywhere else we cover.

What affects the quote in Rough Common

We quote each job individually. This is what makes a difference:

  • Access and height
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • Any working-time requirements on site

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • Photos by email, if that is easy
  • If it’s domestic, commercial or a hotel

Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or drop us an email and describe the job and send pictures if you have them.

What regrouting looks like in Rough Common

Rough Common has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

For site and facilities teams at buildings such as Blean Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St. Gabriel, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Canterbury West station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Rough Common is about 2 miles north-west of Canterbury, in Kent. We provide regrouting to homes and businesses in Rough Common and nearby, as part of our work across Kent. 922 places in Kent are on our list, large and small. Our Chelmsford page covers work nearby, about 39 miles away.

Here we cover the CT2 postcode area for regrouting. If you need regrouting at a property on Ross Gardens, Firtree Close and Rough Common Road or a nearby road, our applicators can take on the job. Within a short drive, we also cover Ashford (13 miles south-west), Dover (15 miles south-east), Sittingbourne (14 miles west), Folkestone (15 miles south), Whitstable (4 miles north) and Faversham (7 miles west).

What the job involves on each surface

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

Corners and edges

Internal corners move, so they get silicone, not grout.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Look at the sealant in the corners now and then
  • Skip wire brushes and scourers
  • Avoid neat bleach and strong acid descalers on grout
  • Use a squeegee on the tiles after showering

Leave the area unused for as long as we advise, so it can harden properly. After that, rinse the tiles after showering and keep the room ventilated.

Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

When it is not the sealant

New sealant cannot fix everything, and we’ll tell you before any work starts. It won’t solve:

  • Water coming from plumbing rather than grout
  • Movement in a stud wall or floor
  • Cracked or broken tiles

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

FAQs for Rough Common

I let a flat near Canterbury West station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.

Do you work in hotels near Rough Common?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

Do you work in Rough Common?

We do. Our applicators work in Rough Common.

What guarantee comes with the work?

You get our 12-month guarantee on every job, and we’re fully insured.

Can you regrout if a few tiles are loose?

Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.

Can you change the grout colour?

Yes. With the old grout removed, the new colour fills the whole joint rather than sitting on top.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours for a shower enclosure, longer for a whole room, depending on the amount of work. Somewhere as small as Rough Common, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts
