Regrouting near Palmarsh

How the job changes by surface

Corners and edges

We reseal edges at the same time as regrouting, so everything is renewed at once.

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.

Regrouting for homes and businesses in Palmarsh

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they need flexible silicone instead. Doing both at once leaves the whole area sound. Common call-outs are for grout in a colour the owner wants to change and grout in corners that has cracked, across tiled floors, bathroom floors and shower walls.

In and around Palmarsh, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

You get a one-year guarantee, the same in Palmarsh as everywhere else we work.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes anything from a few hours to a full day, depending on the area, depending on the amount of work. A visit to Palmarsh is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions

What affects the cost of regrouting

Call for a quick quote. The main things that affect it are:

  • How many areas need sealing
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The type of sealant required

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

What we need to know

To help us quote quickly, let us know:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Photos by email, if that’s easy
  • Roughly how big the job is

Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will take it from there.

Questions from Palmarsh

Is Palmarsh in your area for regrouting?

Yes, Palmarsh is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.

Do you cover smaller places like Palmarsh?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you change the grout colour?

Yes, plenty of people choose to. A darker grout hides marks better, while lighter grout brightens a room.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Do you regrout part of a bathroom, like the shower?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Regrouting in Palmarsh: local notes

Palmarsh is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you live in an older home near Holy Cross, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Palmarsh Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Sandling station, stained grout drags a rental down, and regrouting between lets puts that right.

Leave it or put it right?

Regrouting keeps the tiles you already have. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. If the tiles are sound, regrouting is the simpler fix. Around Palmarsh, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Use a soft brush rather than a wire one
  • Rinse the tiles after showering
  • Keep the fan on after showering
  • Keep an eye on the silicone along the edges

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well to help it dry out.

Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
