Need regrouting in Paglesham?

Regrouting for homes and businesses in Paglesham

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. Our job is to rake it out and put new grout in and renew the silicone at the edges. We work on kitchen splashbacks, bathroom wall tiles and tiled floors, and common reasons people get in touch are old grout in a dated colour and kitchen splashback grout stained by grease.

In a village or hamlet like Paglesham, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

There’s a 12-month guarantee on every job, large or small.

Regrouting in Paglesham: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

In the older streets around St Peters Mission Hall, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Burnham-On-Crouch station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

How we quote for regrouting

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • Mould in or behind the old joints
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us.

Helping us quote

To help us quote quickly, please include:

  • Access, such as stairs, a lift or height
  • Where the property is
  • Whether it has been sealed before
  • How many joints, rooms or windows are involved

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, ring 0345 464 0079 or send us an email.

How the job changes by surface

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

Bathroom wall tiles

Tiles away from the shower stay drier but grout there still discolours. Regrouting brings them back in line.

Paglesham: your questions answered

Can you help a landlord with a rental near Burnham-On-Crouch station?

Yes, we work for landlords and agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Will you come out to Paglesham?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you regrout part of a bathroom, like the shower?

Yes. A lot of our jobs are only the shower, or the area where the grout has gone.

What guarantee comes with the work?

You get our 12-month guarantee on every job. We’re also fully insured.

How long will you be here?

Typically it takes a few hours for a shower enclosure, longer for a whole room. Bigger jobs take longer, and we’ll tell you how long to expect.

Do you reseal at the same time?

We generally do. New grout beside old sealant wouldn’t look right and wouldn’t keep water out.

Can you regrout if a few tiles are loose?

Loose tiles need refixing before regrouting. We’ll point them out at the start.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

How it works

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area in most cases. In a small place like Paglesham, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
  • Move anything stored near the joints

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before any work starts. It will not solve:

  • Loose tiles, which need refixing first
  • A structure that flexes behind the tiles
  • Waterproofing that has failed below the tiling

If in doubt, ring 0345 464 0079 or email us and we will say what we think.

What we seal

  • Kitchen splashbacks
  • Bathroom wall tiles
  • Shower walls
  • Bathroom floors
  • Tiled floors
  • Wet rooms

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

To keep the joints looking good and working properly:

  • Check the corner silicone every few months
  • Use a squeegee on the tiles after showering
  • Do not use strong acidic cleaners on grout
  • Have loose tiles looked at early

Clean the grout with a mild bathroom cleaner with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

Why it’s worth doing now in Paglesham

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. Around Paglesham, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
