Regrouting near Northway

About our regrouting in Northway

We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. If you have grout that stays dark however much it’s cleaned and good tiles let down by tired grout, we can put it right.

Homes around Northway range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Wipe water off the walls when you’re done
  • Open a window or run the fan to clear steam
  • Check the corner silicone every few months
  • Skip wire brushes and scourers

Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and let the room air.

Stains that won’t clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

Common questions in Northway

Is Northway within the area you cover?

Yes. Northway is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Oxford station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Should corners be grouted or sealed?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How long should I wait before showering?

It varies with the products and the room. We will give you a time to follow when the job is done.

What guarantee comes with the work?

There’s a 12-month guarantee on every job.

How the visit works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on the area. A visit to Northway is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any tricky access
  • Keep pets and children clear of the area while we work

Northway homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Oxford station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you look after a building such as New Marston Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to St Anthony of Padua include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we quote for regrouting

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • Access and height
  • The product the joint needs
  • Whether there’s mould to deal with

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • The problem you’ve noticed
  • Photos by email, if that’s easy

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or drop us an email.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Cracked or broken tiles
  • Loose tiles, which need refixing first

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Bathroom floors
  • Tiled floors
  • Wet rooms

Different surfaces, different methods

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Wet rooms

Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.

Leave it or put it right?

Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Dealing with it now keeps it small. Around Northway, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.
