When to call us in Newington

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

If you can see any of these, it’s time to have the joints looked at:

  • A grout colour that no longer suits the room
  • Grout stained black or orange that will not clean
  • Cracked or crumbling grout lines
  • Shower grout that has worn away

Homes close to Church of St Giles include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Regrouting in Newington

If you’ve been scrubbing grout that will not come clean, the discolouration has generally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. We are often asked to deal with discoloured grout on otherwise sound tiles and stained grout that cleaning won’t shift, on bathroom wall tiles, bathroom floors and shower walls.

Homes around Newington are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Our work is backed for twelve months, in Newington and everywhere else we cover.

Different surfaces, different methods

Bathroom floors

Floor grout takes foot traffic as well as water. It wears and darkens over time.

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check the tiles first.

How the visit works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, or longer for a fully tiled room. Somewhere like Newington needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

How to get a quote

Why act early in Newington

Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Older cottages and farmhouses around Newington can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Newington questions

Do you cover Newington for regrouting?

Yes, Newington is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing.

Is regrouting in Newington guaranteed?

All our work, in Newington and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Can you regrout if a few tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that and we’ll say so before going ahead.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

What regrouting looks like in Newington

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In and around Newington, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Keep the fan on after showering
  • Clean grout with a mild bathroom cleaner
  • Use a soft brush rather than a wire one
  • Rinse soap off the tiles after each shower

Give the new grout the time we tell you before using the shower, so it can harden properly. From then on, a quick rinse after showering helps and keep the room ventilated.

Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before work begins. It won’t solve:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Tiles that are loose or hollow behind
  • Damaged tiles that need replacing

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
