When to call us in Mogador

A bathroom that stays damp keeps the grout wet, giving mould a place to grow. When black spots keep returning, the mould has normally got into the grout.

Keep an eye out for any of the following:

  • Grout that stays dark however much it’s cleaned
  • Kitchen splashback grout stained by grease
  • Shower grout that has worn away
  • Cracked grout along the bath or tray

Schools such as Kingswood Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?
  • How long the guarantee is
  • Are they insured?

Regrouting in Mogador

We work across Mogador, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. We work on bathroom floors, wet rooms and kitchen splashbacks, and people most often call us about grout stained black or orange that won’t clean and grout in a colour the owner wants to change.

Being in a small place like Mogador makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

Whatever the size of the job, you get the same one-year guarantee in Mogador and across Surrey.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How it works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a shower enclosure, longer for a whole room. For a village or hamlet like Mogador, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on

Mogador: your questions answered

Is Mogador within the area you cover?

Yes, Mogador is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Mogador in your area for regrouting?

Yes. We work across London and the South East, and Mogador is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do you grout the corners?

Corners get silicone, not grout. They flex and grout can’t take that movement.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will the sealant be renewed as well as the grout?

In most cases, yes. The corners and edges should be silicone and doing both at once leaves everything sound.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Why deal with it now?

Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. In a small place like Mogador, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Regrouting around Mogador

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Reigate station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. If you live in an older home near Church of Jesus Christ and the Wisdom of God, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Don’t use strong acidic cleaners on grout
  • Rinse the tiles after showering
  • Wipe water off the walls when you are done
  • Run the extractor fan during and after a shower

A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Landlords, agents and businesses in Mogador

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

How the job changes by surface

Bathroom floors

Floor grout takes foot traffic as well as water. It wears and darkens over time.

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It generally fails first.
