Our applicators work in Lower Beeding on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.

- Floor grout that has worn and darkened
Different surfaces, different methods
Corners and edges
We reseal edges at the same time as regrouting, so the whole area is finished together.
Wet rooms
Wet rooms have water across the floor, so good grout is important. We check the tiles first.
How we handle regrouting in Lower Beeding
If you’ve been scrubbing grout that will not come clean, the discolouration has generally soaked into the grout. Replacing it is the lasting answer, and it’s a chance to change the colour too. We work on bathroom wall tiles, kitchen splashbacks and shower walls, and people most often call us about grout in a colour the owner wants to change and grout stained black or orange that won’t clean.
Homes around Lower Beeding are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
A 12-month guarantee comes as standard.

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Landlord and commercial work in Lower Beeding
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured for the work.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Lower Beeding homes and their sealant
Lower Beeding has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Managing a site like Holy Trinity CofE Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as The Parish Church of the Holy Trinity, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Horsham station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Cracked or broken tiles
- Waterproofing that has failed below the tiling
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

What we do, step by step
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a shower enclosure, longer for a whole room. In a small place like Lower Beeding, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
Preparing for the visit
- Tell us about any water getting in
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints

Advice
Questions from Lower Beeding
Do you work in hotels near Lower Beeding?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is Lower Beeding within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you change the grout colour?
Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.
Will the sealant be renewed as well as the grout?
Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Rinse soap off the tiles after each shower
- Use a squeegee on the tiles after showering
- Clean grout with a mild bathroom cleaner
- Have loose tiles looked at early
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.
What affects the cost of regrouting
The quote reflects the job in front of us. We take into account:
- Which sealant suits the joint
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Photos by email, if that’s easy
- Where the property is
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.
