Regrouting for homes and businesses in Lanham Green
Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. Common call-outs are for discoloured grout on otherwise sound tiles and gaps where the shower grout has gone, across bathroom wall tiles, shower walls and bathroom floors.
Somewhere as small as Lanham Green, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
Bathroom floors
Grout on a floor is walked on as well as wetted. It gets worn and dirty.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Why it’s worth doing now in Lanham Green
With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Where a wall is exposed, as many are in small places like Lanham Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Lanham Green homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
In the older streets around Parish Church of All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Cressing station, stained grout drags a rental down, and regrouting between lets puts that right.

What affects the cost of regrouting
Call for a quick quote. What matters most is:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
- The product the joint needs
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
Asking for a quote
You don’t need to know the technical terms. Just tell us:
- If someone has resealed it before
- Where the job is, and your postcode
- The problem you’ve noticed
- A few pictures by email, if you can
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you are ready, phone 0345 464 0079 or email us.
How to look after the new joints
Aftercare is simple:
- Keep the fan on after showering
- Clean with a soft brush, not anything metal
- Keep an eye on the silicone along the edges
- Wipe water off the walls when you are done
Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
When to call us in Lanham Green
Hard water and soap leave a film on grout and stick to it. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
If you can see any of these, it’s time to have the joints looked at:
- Good tiles let down by tired grout
- Grout stained black or orange that won’t clean
- Grout in a colour the owner wants to change
- Grout in corners that has cracked
If you look after a building such as Cressing Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What to look for in a quote
- Whether they’re fully insured
- How long to leave it before use
- What happens if they find a problem under the old sealant
- Who turns up on the day
How the visit works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours, or longer for a fully tiled room and we leave things clean and tidy. Somewhere like Lanham Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- Internal corners and edges are resealed.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit
