How we quote for regrouting

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Access and height
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • The type of property
  • The rough size of the job

Want a quote for regrouting? Please ring 0345 464 0079 or send us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Do not use strong acidic cleaners on grout
  • Rinse soap off the tiles after each shower
  • Wipe or squeegee the shower walls
  • Use gentle cleaners on grout

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and let the room air.

Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for a shower enclosure, longer for a whole room. In a small place like Filching, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints

Advice

Regrouting around Filching

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Rented homes near Polegate station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Managing a site like Willingdon Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens if it’s left?

Grouting over old grout rarely lasts. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. Where a wall is exposed, as many are in small places like Filching, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What you get with us

  • We leave the area clean and tidy
  • Domestic, commercial and hotel work
  • 20+ years of sealant experience
  • Anti-fungal silicone where joints get wet

Do you need regrouting in Filching?

Poor ventilation keeps grout damp, giving mould a place to grow. When black spots keep returning, the mould has generally got into the grout.

Keep an eye out for any of the following:

  • Greasy, stained grout behind the hob
  • Dirty, worn grout on a tiled floor
  • Cracked or crumbling grout lines
  • Shower grout that has worn away

In the older streets around The Parish Church of Saint Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • What the quote includes, VAT included or not
  • Whether they seal over old material or remove it
  • The length of the guarantee

Filching: your questions answered

Do you work for landlords with property near Polegate station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Is Filching within the area you cover?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Should corners be grouted or sealed?

Flexible sealant. Grout belongs between the tiles and moving joints need sealant.

Is it possible to regrout only the shower area?

Yes. Many jobs are just the shower walls, or just the joints that have failed.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Landlords, agents and businesses in Filching

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
