Regrouting in Farringdon
Regrouting is usually paired with resealing. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. Common call-outs are for cracked or crumbling grout lines and greasy, stained grout behind the hob, on shower walls, tiled floors and wet rooms.
Homes around Farringdon are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
All our work comes with a one-year guarantee, wherever you are in Hampshire.

How do I get a quote for regrouting in Farringdon?
Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or email us and tell us what needs doing and where.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Are you fully insured?
Yes. We are fully insured for every job we do.
Bathrooms and kitchens in Farringdon
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Alton station? Then a regrout while the flat is empty is quicker than working around a tenant.

When something else is needed
Before booking, it’s worth knowing the limits too:
- Water coming from plumbing rather than grout
- Movement in a stud wall or floor
- A leaking wet room membrane
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

How to look after the new joints
Aftercare is simple:
- Clean grout with a mild bathroom cleaner
- Check the corner silicone every few months
- Use a squeegee on the tiles after showering
- Do not ignore a tile that feels loose
Leave the area unused for as long as we advise, so it cures fully. From then on, a quick rinse after showering helps and keep the room ventilated.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
Should I try it myself first?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a shower enclosure, longer for a whole room. In a small place like Farringdon, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Let us know about parking restrictions
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Related advice
What happens if it’s left?
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. Older cottages and farmhouses around Farringdon can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will quote.
What affects the cost of regrouting
We don’t publish a price list. The quote depends on:
- When we can work, for business premises
- How much there is to do
- Whether the work is at height
- Mould in or behind the old joints
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Asking for a quote
Before you ask for a quote, have a think about:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- How we’d reach the joints
- Where the job is, and your postcode
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll take it from there.
