Regrouting for Elmstone homes and businesses

When to call us in Elmstone

Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has normally got into the grout.

Common reasons people contact us include:

  • Grout in a colour the owner wants to change
  • Cracked or crumbling grout lines
  • Corners filled with grout instead of silicone
  • Kitchen splashback grout stained by grease

If you look after a building such as Preston Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • Who does the work, and how experienced they are
  • How long the guarantee is
  • Whether they’re fully insured

Regrouting in Elmstone

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We’re often asked to deal with stained grout that cleaning won’t shift and gaps where the shower grout has gone, across wet rooms, bathroom floors and bathroom wall tiles.

Being in a small place like Elmstone makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

You get a 12-month guarantee, the same in Elmstone as everywhere else we work.

Why it’s worth doing now in Elmstone

Regrouting will not help where tiles have come away. We’ll tell you before we start, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. Around Elmstone, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What the job involves on each surface

Corners and edges

We reseal edges at the same time as regrouting, so the whole area is finished together.

Bathroom floors

Regrouting a floor brightens the whole room. Floor-to-wall and bath joints are sealed, not grouted.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What regrouting looks like in Elmstone

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Elmstone Church, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Minster station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to a full day, depending on the area, including the tidy-up. In a small place like Elmstone, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by checking the tiles for any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts

Advice

What affects the cost of regrouting

The quote reflects the job in front of us. We take into account:

  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • How much there is to do
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Photos by email, if that is easy

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Honest limits

We will always be straight with you, so here’s what sealant can’t fix:

  • Waterproofing that has failed below the tiling
  • A structure that flexes behind the tiles
  • Tiles that are loose or hollow behind

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Tiled floors
  • Kitchen splashbacks
  • Wet rooms
  • Shower walls
  • Bathroom floors
  • Bathroom wall tiles
