Downside Regrouting
Problem with your tiled areas in Downside? We remove the old material, prepare the joints and seal them properly.
- Dirty, worn grout on a tiled floor
- Crumbling grout between the tiles
- Grout in corners that has cracked
The process
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to a full day, depending on the area from start to finish. Somewhere like Downside needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
Getting ready for the visit
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area

Advice
Regrouting in Downside
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you’re dealing with grout in corners that has cracked and cracked or crumbling grout lines, we can help.
Somewhere as small as Downside, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.
Whatever the size of the job, it’s backed by our 12-month guarantee in Downside and across Surrey.

Regrouting around Downside
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For an older house near a landmark such as St Michael's Chapel, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Cobham & Stoke Dabernon station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Do you need regrouting in Downside?
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.
Look out for these signs:
- Stained grout that cleaning will not shift
- Splashback grout that has darkened
- A grout colour that no longer suits the room
- Discoloured grout on otherwise sound tiles
Managing a site like St Matthew's CofE Aided Infant School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- How long to leave it before use
- Whether you can choose the colour
- Is the old sealant removed completely?
- What insurance they hold
How the job changes by surface
Bathroom wall tiles
Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
Downside questions
Do you cover Downside for regrouting?
Yes, Downside is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.
I let a flat near Cobham & Stoke Dabernon station. Can you help?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
How long does regrouting take?
Most jobs take a few hours, or longer for a fully tiled room. We’ll confirm how long when we quote.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do you reseal at the same time?
Normally we do both. Grout and sealant do different jobs, so both are renewed and include it in your quote.
How long should I wait before showering?
You’ll get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.
Is the work guaranteed?
Our one-year guarantee applies to all our work. We’re also fully insured.
Quotes for regrouting in Downside
Jobs vary more than people expect. What affects the quote:
- The size of the job
- Mould in or behind the old joints
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
- Any access issues, like height or stairs
Every job is quoted individually, so the first step is telling us about yours. Simply phone 0345 464 0079 or send us an email and describe the job.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
