Your questions about regrouting in Cores End

Do you cover smaller places like Cores End?

Yes. Cores End is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for hotels and guest houses in Cores End?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Is regrouting a chance to pick a new grout colour?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

How long does regrouting take?

That depends on how much there is to do, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Regrouting in Cores End

A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. If you’re dealing with dirty, worn grout on a tiled floor and good tiles let down by tired grout, we can put it right, whatever the surface.

Somewhere as small as Cores End, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Cores End homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Cores End has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near Bourne End station, stained grout drags a rental down, and regrouting between lets puts that right. For an older house near a landmark such as Cores End United Reformed Church, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like St Paul's Church of England Combined School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Cores End is about 3 miles south-west of Beaconsfield, in Buckinghamshire. We provide regrouting to homeowners, landlords and businesses in Cores End. Our area takes in 263 places across Buckinghamshire, from the larger towns to small villages. Reading is on our list too, around 15 miles away.

A little further out are Chiltern Sound Phonograph Museum (3.3 miles west) and High Wycombe Castle (4.2 miles north-west). Not far away are Taplow Lake and Warren Nature Reserve.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Water coming from plumbing rather than grout
  • Damaged tiles that need replacing
  • A leaking wet room membrane

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

Quotes for regrouting in Cores End

You will get a clear quote before any work starts. It takes into account:

  • Any mould that needs treating
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

When you contact us, it’s useful to know:

  • Roughly how big the job is
  • How we’d reach the joints
  • The type of property
  • Where the property is

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or drop us an email.

Keeping the joints in good condition

Looking after new joints is easy:

  • Rinse the tiles after showering
  • Use a squeegee on the tiles after showering
  • Clean grout with a mild bathroom cleaner
  • Look at the sealant in the corners now and then

We’ll tell you when the area can be used again. Please follow it, and go gently on the grout at first.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

Different surfaces, different methods

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

Corners and edges

Internal corners move, so they get silicone, not grout.

What we do, step by step

When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take anything from a few hours to a full day, depending on the area. For a village or hamlet like Cores End, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
