Cooling questions

Can you do regrouting in Cooling?

Yes, Cooling is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

Is Cooling within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Cooling.

Is the work guaranteed?

There’s a 12-month guarantee on every job.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Regrouting in Cooling

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. Common call-outs are for grout that makes sound tiles look old and grout in a colour the owner wants to change, across bathroom wall tiles, bathroom floors and kitchen splashbacks.

Being in a small place like Cooling makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Big or small, it’s backed by our 12-month guarantee in Cooling and across Medway.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Water coming from plumbing rather than grout
  • Failed tanking or waterproofing under the tiles
  • Loose tiles, which need refixing first

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles

How it works

You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to a full day, depending on the area for a typical job. Somewhere like Cooling needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

How to prepare

  • Let us know about parking restrictions
  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints

Advice

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We work for landlords and agents as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

What the job involves on each surface

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.

How to look after the new joints

So the new joints stay in good condition:

  • Wipe water off the walls when you’re done
  • Skip wire brushes and scourers
  • Keep the fan on after showering
  • Don’t use strong acidic cleaners on grout

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.

Cooling homes and their sealant

Cooling is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For landlords with property near Higham station, stained grout drags a rental down, and regrouting between lets puts that right. If you live in an older home near St James' Church, walls and floors in older homes can move, and sealant and grout show it first.

What affects the quote in Cooling

The price is agreed before any work begins. It’s based on:

  • How many areas need sealing
  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • The number and length of the joints

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
