Regrouting in Charlton, done properly
If you’ve been scrubbing grout that will not come clean, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you’re at it. We are often asked to deal with gaps where the shower grout has gone and dirty, worn grout on a tiled floor, across bathroom floors, wet rooms and shower walls.
Around Charlton, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room. In a small place like Charlton, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
How to prepare
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed

Advice
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Looking after it afterwards
To keep the joints looking good and working properly:
- Keep the fan on after showering
- Keep an eye on the silicone along the edges
- Rinse the tiles after showering
- Keep harsh bleach and acid cleaners off the grout
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.
Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.
Charlton homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Rented homes near Upper Halliford station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. Managing a site like Littleton CofE Infant School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Do you cover smaller places like Charlton?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
How long does regrouting take?
That depends on the amount of work, but as a guide it takes anything from a few hours to a full day, depending on the area. We’ll tell you when we quote.
What does regrouting cost?
Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or send us an email and let us know what needs doing and where.
Can you regrout just the shower?
Yes. Many jobs are just the shower walls, or the area where the grout has gone.
Can you do several jobs on one visit?
Yes. Just list everything you need and we’ll quote it together.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
What affects the cost of regrouting
We quote each job individually. These are the things that affect it:
- Mould in or behind the old joints
- Working hours on commercial sites
- Access and height
- How many areas need sealing
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
What to tell us when you ask for a quote:
- Pictures of the joints, sent by email
- Whether it has been sealed before
- Where the property is
- Access, such as stairs, a lift or height
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- A floor or wall that keeps moving
- Tiles that are loose or hollow behind
- Failed tanking or waterproofing under the tiles
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.
Where we work in Charlton
- Shower walls
- Kitchen splashbacks
- Bathroom wall tiles
- Wet rooms
- Bathroom floors
- Tiled floors
Different surfaces, different methods
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Bathroom floors
Cracked floor grout can point to movement underneath. We check the tiles before regrouting.
Do you need regrouting in Charlton?
Soap scum and limescale build up on grout that is hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.
The most common problems we see are:
- Floor grout that will not come clean
- Grout that is cracking and breaking up
- Gaps where the shower grout has gone
- Grout in a colour the owner wants to change
For an older house near a landmark such as Church of St Mary Magdalene, older homes can move a little, which is hard on rigid grout and tired sealant.
