Regrouting in Burcot
Our applicators work in Burcot on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Grout washed out of a shower
- Grout stained black or orange that won’t clean
- Good tiles let down by tired grout
About our regrouting in Burcot
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Either way, tiled areas in Burcot are handled the same careful way. We work on wet rooms, bathroom wall tiles and shower walls, and people most often call us about floor grout that won’t come clean and grout in a colour the owner wants to change.
Around Burcot, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
There’s a 12-month guarantee on every job, whatever its size.

FAQs for Burcot
Do you cover smaller places like Burcot?
Yes. Burcot is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work in hotels near Burcot?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Can you do several jobs on one visit?
Yes. Just list everything you need and you will get one quote.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Could my grout be a different colour after regrouting?
Yes. It’s the ideal time to change it. Mention the colour you have in mind when you phone 0345 464 0079 or drop us an email.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Do you reseal at the same time?
Normally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.
What if some of my tiles are loose?
Loose tiles need refixing before regrouting. We’ll point them out before any grout comes out.
How the visit works
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours, or longer for a fully tiled room. In a small place like Burcot, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.

Advice
Do you need regrouting in Burcot?
Hard water and soap leave a film on grout that’s hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
The most common problems we see are:
- Grout stained black or orange that won’t clean
- Dirty, worn grout on a tiled floor
- Grout that makes sound tiles look old
- Grout in a colour the owner wants to change
For site and facilities teams at buildings such as Abbey Woods Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Bathrooms and kitchens in Burcot
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Burcot has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Rented homes near Culham station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. For an older house near a landmark such as Saint Mary and Saint Berin, older homes can move a little, which is hard on rigid grout and tired sealant.

For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.
Landlords and letting agents in Burcot can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Leave it or put it right?
Grout pens and paint-on colourants only cover the surface. They don’t fill cracks or stop water, and stains can show through again. A proper regrout puts new grout in the joint. In a small place like Burcot, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What sealant work cannot fix
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- A structure that flexes behind the tiles
- Tiles that are loose or hollow behind
- Failed tanking or waterproofing under the tiles
If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

Aftercare tips
A little care helps the new joints last. Our advice:
- Use a soft brush rather than a wire one
- Keep the fan on after showering
- Get any tile that moves checked promptly
- Check the corner silicone every few months
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
