Regrouting in Brookgreen

Regrouting for homes and businesses in Brookgreen

Regrouting is generally paired with resealing. Grout belongs between tiles, but corners and edges move, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We work on bathroom wall tiles, tiled floors and bathroom floors, and the jobs we see most are crumbling grout between the tiles and a grout colour that no longer suits the room.

Homes around Brookgreen are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Brookgreen: your questions answered

Is regrouting in Brookgreen guaranteed?

All our work, in Brookgreen and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Brookgreen in your area for regrouting?

Yes. Our work covers London and the South East, and Brookgreen is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you change the grout colour?

Yes, plenty of people choose to. Darker grout can hide marks, while lighter grout brightens a room.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

Do you work for landlords and businesses?

Yes. As well as householders, we work for landlords, agents, businesses and hotels.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you need regrouting in Brookgreen?

When tiles or the wall behind them move, the grout cracks. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before work begins.

Look out for these signs:

  • Splashback grout that has darkened
  • Crumbling grout between the tiles
  • A grout colour that no longer suits the room
  • Grout in corners that has cracked

If you live in an older home near St. Mary's Church, walls and floors in older homes can move, and sealant and grout show it first.

Bathrooms and kitchens in Brookgreen

Brookgreen is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Around Brookgreen, as everywhere, regrouting is only as good as the preparation behind it.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement in a stud wall or floor
  • Failed tanking or waterproofing under the tiles
  • Loose tiles, which need refixing first

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Wet rooms
  • Shower walls
  • Bathroom floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Tiled floors

Why deal with it now?

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Regrouting the whole area gives an even, lasting finish. Older cottages and farmhouses around Brookgreen can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What you get with us

Different surfaces, different methods

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on the area. In a small place like Brookgreen, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children

How to look after the new joints

So the new joints stay in good condition:

  • Rinse the tiles after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Keep an eye on the silicone along the edges
  • Keep the fan on after showering

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.

What affects the quote in Brookgreen

The price is agreed before any work begins. It’s based on:

  • The size of the job
  • Which sealant suits the joint
  • When we can work, for business premises
  • How many areas need sealing

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
