Broadland Row homes and their sealant
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.
If you let a flat or house near Doleham station, stained grout drags a rental down, and regrouting between lets puts that right.

How we handle regrouting in Broadland Row
We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. We work on shower walls, kitchen splashbacks and tiled floors, and the jobs we see most are grout in a colour the owner wants to change and grout that stays dark however much it’s cleaned.
Somewhere as small as Broadland Row, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
All our work is covered by a 12-month guarantee.

How the visit works
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to a full day, depending on the area. Somewhere as small as Broadland Row, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- We fill the joints with new grout, then clean the tiles.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Clear the area around the work
- Tell us about any water getting in
- Let us know about earlier repairs to the joints

Related advice
How the job changes by surface
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.
Wet rooms
New grout in a wet room keeps the surface sound. It doesn’t repair failed tanking underneath.
Honest limits
A few problems are outside what sealant work can do:
- A structure that flexes behind the tiles
- Tiles that are loose or hollow behind
- Waterproofing that has failed below the tiling
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Common questions in Broadland Row
Do you work for landlords with property near Doleham station?
Yes, we work for landlords and letting agents. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.
Will you come out to Broadland Row?
Yes. Broadland Row is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Open a window or run the fan to clear steam
- Wipe or squeegee the shower walls
- Do not use strong acidic cleaners on grout
- Skip wire brushes and scourers
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout, before the joints open up.
When to call us in Broadland Row
Hard water and soap leave a film on grout that’s hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.
The problems people normally mention when they call include:
- Floor grout that has worn and darkened
- Grout that’s cracking and breaking up
- A grout colour that no longer suits the room
- Gaps where the shower grout has gone
For an older house near a landmark such as The Parish Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- How much experience the applicator has
- Whether VAT is included
- How the surfaces are prepared before sealing
- Whether you can choose the colour
Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
