- Good tiles let down by tired grout
- Grout washed out of a shower
What we’re called out for in Blenheim
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.
The problems people normally mention when they call include:
- Good tiles let down by tired grout
- Floor grout that won’t come clean
- Cracked or crumbling grout lines
- Kitchen splashback grout stained by grease
Homes close to Church of St Mary include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

How we handle regrouting in Blenheim
A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Just mention the colour you’d like when you phone 0345 464 0079 or drop us an email. Common call-outs are for gaps where the shower grout has gone and good tiles let down by tired grout, across wet rooms, kitchen splashbacks and bathroom floors.
Somewhere as small as Blenheim, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

How it works
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a few hours for a shower enclosure, longer for a whole room. In a small place like Blenheim, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- The joints are vacuumed and cleaned.
- We fill the joints with new grout, then clean the tiles.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Mention any parking rules near the property
- Clear the area around the work
- Mention if the joints have been sealed before

Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.
What affects the quote in Blenheim
For a quick quote, just ask. What matters most is:
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- How many areas need sealing
- When we can work, for business premises
Combining jobs into one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the property is
- The problem you’ve noticed
- Whether it’s a home or a business
- Pictures of the joints, sent by email
Getting a quote is simple: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will come back to you with a quote.
FAQs for Blenheim
Can you help a landlord with a rental near Radley station?
Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
Do you cover smaller places like Blenheim?
Yes. Blenheim is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you grout the corners?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme.
Where are you based?
Our base is in Crawley, and we work across South East England, London and Scotland.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Is it possible to regrout only the shower area?
Yes. A lot of our jobs are only the shower, or just the joints that have failed.
Can you quote for more than one area?
Yes. Just list everything you need.
Bathrooms and kitchens in Blenheim
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For site and facilities teams at buildings such as Garsington Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Radley station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Looking after it afterwards
Aftercare is simple:
- Wipe water off the walls when you’re done
- Stick to mild products for cleaning grout
- Open a window or run the fan to clear steam
- Don’t use strong acidic cleaners on grout
Have any tile that moves checked right away. Movement will crack the new grout and lets water in.
Cracked grout doesn’t stay cracked for long. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
Why deal with it now?
If tiles are loose, regrouting alone is not the answer. We point that out first so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Where a wall is exposed, as many are in small places like Blenheim, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
