Regrouting for homes and businesses in Ashgill
A bathroom with good tiles can still look worn if the grout has gone. With regrouting, the tiles stay and only the grout is renewed, so there’s no stripping out and no new tiles to choose. Typical jobs include dirty, worn grout on a tiled floor and discoloured grout on otherwise sound tiles, across wet rooms, shower walls and tiled floors.
A bathroom in a place like Ashgill gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

How it works
On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for a shower enclosure, longer for a whole room. Somewhere like Ashgill may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We agree the area to be regrouted and point out any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- We grout the joints and wipe the tiles clean.
- We renew the silicone at the corners and edges.

Regrouting in Ashgill: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Larkhall station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. Homes close to Dalserf Kirk include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Larkhall Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for regrouting
There’s no set price list, because jobs vary so much. What we look at:
- Working hours on commercial sites
- The size of the job
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
You do not need to know the technical terms. Just tell us:
- If someone has resealed it before
- Where the job is, and your postcode
- How we’d reach the joints
- A few pictures by email, if you can
We quote each job on its own, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send pictures if you have them.
Looking after it afterwards
So the new joints stay in good condition:
- Check the corner silicone every few months
- Have loose tiles looked at early
- Use a soft brush rather than a wire one
- Use a squeegee on the tiles after showering
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.
Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it, so it’s worth acting early.
FAQs for Ashgill
Do you work for landlords with property near Larkhall station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Can you do regrouting in Ashgill?
Yes, Ashgill is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Is regrouting a chance to pick a new grout colour?
Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you reseal at the same time?
We usually do. Fresh grout next to old, mouldy silicone would look odd and could still leak.
How much does regrouting cost in Ashgill?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do you regrout part of a bathroom, like the shower?
Yes, that’s common. The shower usually fails first, so many people regrout just that part.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
How the job changes by surface
Wet rooms
Wet rooms have water across the floor, so sound grout really matters. We check for loose tiles before starting.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The joint along the worktop is resealed with silicone.
Honest limits
To be straight with you, some problems need a different trade:
- Tiles that are loose or hollow behind
- A leaking shower valve or waste
- Tiles that are chipped or split
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
