New build mastic in Ashgill, done properly

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. If you have cracked sealant around new window and door frames and gaps behind new kitchen upstands, we can help, whatever the surface.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Structural cracks in walls or ceilings
  • Cracked trays, tiles or worktops
  • Disputes or warranty claims with your builder

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How the visit works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the number of plots in most cases. Outside jobs in Ashgill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can

Landlords, agents and businesses in Ashgill

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Why it’s worth doing now in Ashgill

A tube of sealant from the DIY shop will not fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Avoid scourers and strong chemicals on sealant
  • Do not seal over failed sealant yourself
  • Check bath and shower seals every few months as the house settles
  • Open a window or run the fan after bathing

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left.

What affects the quote in Ashgill

You’ll get a clear quote before work begins. It’s based on:

  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Working hours on commercial sites

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear quote before we start.

What we need to know

  • Any access issues, like height or stairs

Ashgill: your questions answered

Can you help a landlord with a rental near Larkhall station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Ashgill?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will you just run a new bead over the existing one?

No. New silicone won’t bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access.

When is the sealant fully cured?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Why does sealant fail so quickly in new builds?

It’s common, and there are usually two reasons: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.

Surface by surface

Show homes

Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.
