Regrouting for homes and businesses in Allhallows-on-Sea

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. If you have a grout colour that no longer suits the room and floor grout that won’t come clean, we can put it right, whatever the surface.

Around Allhallows-on-Sea, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Regrouting around Allhallows-on-Sea

Allhallows-on-Sea is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Chalkwell station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. If you live in an older home near Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

What happens on the day

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for a shower enclosure, longer for a whole room, and we tell you how long to leave it before we go. Somewhere as small as Allhallows-on-Sea, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Advice

What affects the quote in Allhallows-on-Sea

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking

Want a quote for regrouting? Please phone 0345 464 0079 or send us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.

How to look after the new joints

To keep the joints looking good and working properly:

  • Stick to mild products for cleaning grout
  • Avoid neat bleach and strong acid descalers on grout
  • Keep the fan on after showering
  • Check the corner silicone every few months

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it, so it’s worth acting early.

What we are called out for in Allhallows-on-Sea

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.

If you can see any of these, it’s time to have the joints looked at:

  • Floor grout that has worn and darkened
  • Cracked or crumbling grout lines
  • Stained grout that cleaning won’t shift
  • Cracked grout along the bath or tray

If you look after a building such as Allhallows Primary Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before you book

  • Whether all the old sealant comes out first
  • Whether you can choose the colour
  • How hidden problems are handled
  • What product goes in the joint

Internal corners move, so they get silicone, not grout.

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
