Regrouting in Allanton, South Lanarkshire

Problem with your tiled areas in Allanton? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.

  • Discoloured grout on otherwise sound tiles
  • Splashback grout that has darkened
  • Cracked grout along the bath or tray

Regrouting for Allanton homes and businesses

Regrouting in Allanton, done properly

Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. If you have grout washed out of a shower and grout in a colour the owner wants to change, we can help, on bathroom floors, kitchen splashbacks and bathroom wall tiles alike.

Bathrooms in smaller places like Allanton work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job is covered by our one-year guarantee, wherever you are in South Lanarkshire.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it is not the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Damaged tiles that need replacing
  • Tiles that are loose or hollow behind
  • A structure that flexes behind the tiles

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Landlords, agents and businesses in Allanton

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Regrouting around Allanton

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Ferniegair Mission Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Our Lady's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How the job changes by surface

Bathroom wall tiles

Walls outside the shower get less water but still stain and crack. Regrouting brings them back in line.

Wet rooms

Both the grout and the silicone in a wet room matter. We renew both.

Do you need regrouting in Allanton?

Some grout fails because it was mixed or laid badly. If it was mixed too wet or not pressed in firmly tends to wash out early.

People generally contact us when they notice one of these:

  • Cracked grout along the bath or tray
  • Stained grout that cleaning won’t shift
  • Gaps where the shower grout has gone
  • Old grout in a dated colour

Rented homes near Chatelherault station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Choosing a sealant specialist

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. For a place like Allanton, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

Advice

Allanton questions

Is Allanton within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you cover Allanton for regrouting?

Yes, Allanton is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Will regrouting fix loose tiles?

New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Is regrouting a chance to pick a new grout colour?

Yes, plenty of people choose to. Darker grout can hide marks and lighter grout gives a fresher look.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Why act early in Allanton

Patching a few joints can look like a quick win, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.
