New-build mastic & snagging in World's End, Greater London
Problem with your new-build sealant joints in World's End? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Cracked sealant around new window and door frames
- Kitchen sealant that has pulled off the wall
- Messy sealant that spoils new finishes
New build mastic for homes and businesses in World's End
In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. If you have plot mastic for developers ahead of handover and gaps between new skirting and floors, we can put it right, on windows & doors, plot handovers and bathrooms & en suites alike.
New flats are going up across London, many of them in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

When to call us in World's End
New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. As it does, timber shrinks and joints open and the sealant has to cope with the movement.
If you can see any of these, it’s time to have the joints looked at:
- Skirting joints opening in the first winter
- Frame joints opening as the plaster dries
- Beads laid onto grit and dust from the build
- Leaking shower tray seals in a new home
As a London address, World's End can be tricky for parking: let us know about parking bays, permits or a driveway.

New homes and floors in World's End
Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you’ve bought a new home near Imperial Wharf station, the sealant around baths, showers and frames is worth checking in the first year or two.

Your questions about new build mastic in World's End
Is World's End in your area for new build mastic?
Yes. We work across London and the South East, and World's End is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.
I let a flat near Imperial Wharf station. Can you help?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.
Can new sealant go on top of the old bead?
No. New silicone won’t bond to old silicone, so it soon lifts and traps water. The old sealant always comes out first.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Can you match the sealant colour to my new kitchen or bathroom?
White and clear are the most common, but other colours are available. We choose one to suit the room before we begin.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
DIY versus a professional finish
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
When it isn’t the sealant
New sealant can’t fix everything, and we’ll tell you before we start. It will not solve:
- Leaking fittings rather than failed sealant
- Disputes or warranty claims with your builder
- Baths and trays that move too much for sealant to cope with
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Do not wait for the house to settle if water is getting through
- Wait for the cure time before using a resealed shower
- Check bath and shower seals every few months as the house settles
- Raise failed sealant with the developer while you are covered
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.
Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you so report it promptly.
How we quote for new build mastic
You will get a clear quote before work begins. It’s based on:
- How much there is to do
- Any mould that needs treating
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What to tell us for a quote
To help us quote quickly, please include:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- The address or postcode of the job
- Any access issues, like height or stairs
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
How it works
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before we start. The work normally takes anything from a few hours to several days, depending on the number of plots. In World's End, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.
- Each joint is checked for movement before any work starts.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Before we arrive
- Keep children and pets away from the work area
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints
