New-build mastic & snagging in Whetsted, Kent
Problem with your new-build sealant joints in Whetsted? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Joints pulling apart as timber shrinks
- Shower seals failing in the first year or two
- Second-fix sealing on new plots
New build mastic in Whetsted, done properly
Snagging sealant properly means taking the failed bead out completely. Fresh silicone can’t bond to the old layer, so the joint is cut out, cleaned, dried and resealed. Typical jobs include plot mastic for developers ahead of handover and cracked sealant around new window and door frames, on kitchens, skirting & floors and bathrooms & en suites.
Somewhere as small as Whetsted, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

I let a flat near Paddock Wood station. Can you help?

Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Put sealant faults on your snagging list early
- Avoid running a DIY bead over the old one
- Don’t wait for the house to settle if water is getting through
- Clean sealant with mild detergent, not abrasives
Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant and protects the rest of the house.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most snagging lists, longer for a run of plots. For a village or hamlet like Whetsted, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, call 0345 464 0079 or send us an email.

Joints and finishes in Whetsted homes
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

How the job changes by surface
Show homes
We seal show-home bathrooms, kitchens and frames to a tidy standard. We will plan around viewing times.
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.
When to call us in Whetsted
New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart, and sealant that can’t keep up splits.
Look out for any of the following:
- Sealant work across a run of new homes
- Skirting joints opening in the first winter
- Sealant applied over dusty or wet surfaces
- Cracks appearing as a new home settles
If you’ve bought a new home near Paddock Wood station, the sealant around baths, showers and frames is worth checking in the first year or two.
