Tyndrum New Build Mastic
Our applicators work in Tyndrum on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Gaps between new skirting and floors
- Kitchen sealant that has pulled off the wall
- Sealant that never bonded to the surface
About our new build mastic in Tyndrum
In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. If you are dealing with leaking shower tray seals in a new home and sealant work across a run of new homes, we can help, on bathrooms & en suites, show homes and windows & doors alike.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
All of our work is guaranteed for twelve months, in Tyndrum and everywhere else we cover.

What we cannot put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Broken tiles or a split tray
- Deciding who is responsible under a builder’s warranty
- Structural cracks in walls or ceilings
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Common problems we fix in Tyndrum
New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. As it does, timber shrinks and joints open and the sealant has to cope with the movement.
The most common problems we see are:
- Second-fix sealing on new plots
- Cracked sealant around new window and door frames
- Cracked caulk along new skirting
- Messy sealant that spoils new finishes
For new homes near Tyndrum Lower station, it’s worth checking the sealant early, while snags are still fresh.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Use the extractor fan every time you shower
- Clean sealant with mild detergent, not abrasives
- Photograph failed sealant before it’s redone
- Resist patching a failed seal with a tube from the DIY shop
Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.
For landlords and businesses
We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Why it’s worth doing now in Tyndrum
The builder is generally the first port of call while the snagging or warranty period runs. If it keeps failing or is not dealt with, we can reseal it properly. Around Tyndrum, water from a failed joint in an older stone home can soak into timber and plaster.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
