Surface by surface
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
Kitchens
Sink joints are wet all the time. A kitchen sealant goes in there, food-safe where it’s needed.
New build mastic in Stud Green
We work in new homes and on new-build sites across Stud Green. One shower or a whole phase of plots, the method doesn’t change: cut out, clean, prime where needed and reseal neatly. We are often asked to deal with cracked caulk along new skirting and sealant work across a run of new homes, on windows & doors, bathrooms & en suites and plot handovers.
Somewhere as small as Stud Green, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.
There’s a 12-month guarantee on every job, large or small.

What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to several days, depending on the number of plots. Somewhere as small as Stud Green, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- Each joint is cleaned of dust and grit, then primed if required.
- A sealant chosen for each area goes in and is tooled smooth.
- Finally, each room is checked and you’re given the cure time.
How to prepare
- Keep children and pets away from the work area
- Let us know if you’ve seen damp or leaks
- Mention any tricky access

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Signs you need new build mastic in Stud Green
A new house holds a lot of water from the build, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.
Keep an eye out for any of the following:
- Joints pulling apart as timber shrinks
- Worktop and upstand sealant coming away
- Second-fix sealing on new plots
- Cracked caulk along new skirting
Around Stud Green, as everywhere, new build mastic is only as good as the preparation behind it.

Do you cover Stud Green for new build mastic?

Will you come out to Stud Green?
Yes. Stud Green is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Why does sealant fail so quickly in new builds?
It’s common, and there are generally two reasons: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
Do you work through snagging lists?
Yes. Send it with photos and we will quote for the sealant items. If something is not sealant, we’ll say so.
Can you do plot mastic on a new development?
Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we will give you a quote.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or drop us an email.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
My new home is still under warranty. Should I contact you?
While the snagging or warranty period runs, the builder should be your first contact. If they’re slow or the fix does not last, we can help.
What happens if it’s left?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time and most come down to preparation. Around Stud Green, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Wipe joints with warm soapy water
- Open a window or run the fan after bathing
- Put sealant faults on your snagging list early
- Avoid running a DIY bead over the old one
Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry, and they’re simple to reseal once movement has slowed.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
