What affects the cost of new build mastic

Every job gets its own quote. This is what makes a difference:

  • How much there is to do
  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

What to tell us for a quote

To make quoting easier, let us know:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Where the property is

For a quote, phone 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.

New build mastic in Stanmore

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. We work on plot handovers, windows & doors and bathrooms & en suites, and common reasons people get in touch are gaps between new skirting and floors and frame joints opening as the plaster dries.

Work in a small place like Stanmore just needs the journey and access planning, and the work itself is the same as on any site.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Honest limits

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Settlement cracks that need a surveyor
  • Broken tiles or a split tray
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Why deal with it now?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. In a small place like Stanmore, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Avoid running a DIY bead over the old one
  • Raise failed sealant with the developer while you are covered
  • Open a window or run the fan after bathing
  • Photograph failed sealant before it’s redone

Don’t stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.

How it works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours in a single home. Somewhere like Stanmore needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Surface by surface

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out with baths filled first.

Plot handovers

Taking time over preparation reduces return visits. Dust from the build is removed first and prime where the product needs it.
