New build mastic in St Leonard's

We work in new homes and on new-build sites across St Leonard's. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. Common call-outs are for leaking shower tray seals in a new home and cracks appearing as a new home settles, on bathrooms & en suites, show homes and plot handovers.

Scotland’s cities are still adding new flats and houses, and new-home owners often find sealant snags in the first year or two.

All of our work is guaranteed for twelve months.

Signs you need new build mastic in St Leonard's

Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.

People normally contact us after spotting something like this:

  • Joints pulling apart as timber shrinks
  • Kitchen sealant that has pulled off the wall
  • Second-fix sealing on new plots
  • Frame joints opening as the plaster dries

Around St Leonard's, as everywhere, new build mastic is only as good as the preparation behind it.

What to look for in a quote

  • Who turns up on the day
  • Whether VAT is included
  • Is the old sealant removed completely?
  • Whether the sealant suits the joint

Choosing a sealant specialist

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours in a single home. For a tenement in St Leonard's, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

St Leonard's is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Your questions about new build mastic in St Leonard's

What guarantee comes with new build mastic in St Leonard's?

All our work, in St Leonard's and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Can you do new build mastic in St Leonard's?

Yes, St Leonard's is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Why has my new-build shower seal failed already?

There are generally two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.

Can you reseal over the builder’s sealant?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. The old sealant always comes out first.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Quotes for new build mastic in St Leonard's

Some jobs are bigger than they look, and some smaller. The main factors:

  • How easy the joints are to reach
  • The size of the job
  • Which sealant suits the joint
  • Any working-time requirements on site

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

There’s no standard price list. Instead, we give you a clear price for your job. To arrange one, send an email to info@mrmastic.co.uk.

Show homes

In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant.

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before work begins. It will not solve:

  • Plumbing faults behind the sealant
  • Cracking that points to a structural problem
  • Cracked trays, tiles or worktops

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
