How we handle new build mastic in South Wimbledon

For builders and developers, we work through plots to the schedule you give us. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. Typical jobs include leaking shower tray seals in a new home and sealant that never bonded to the surface, on windows & doors, show homes and bathrooms & en suites.

Much of London’s new housing is flats in larger developments. In a new development, snags are often reported through the developer or the managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

All our work comes with our one-year guarantee, wherever you are in Greater London.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Common problems we fix in South Wimbledon

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly.

The most common problems we see are:

  • Sealant work across a run of new homes
  • Gaps opening as the house dries out and settles
  • Gaps between new skirting and floors
  • Gaps behind new kitchen upstands

South Wimbledon is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What new build mastic looks like in South Wimbledon

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.

For new homes near Wimbledon station, it’s worth checking the sealant early, while snags are still fresh.

What we do, step by step

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours in a single home. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

How to prepare

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

Advice

South Wimbledon questions

Can parking be tricky for a visit in South Wimbledon?

Parking in South Wimbledon, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you cover South Wimbledon for new build mastic?

Yes, South Wimbledon is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear quote.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels.

Is it normal for sealant to crack in a new home?

New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

Should I go to my builder first?

Your builder, if you’re still in their snagging or warranty period. If that doesn’t work out, we’re happy to quote with our one-year guarantee.

Why deal with it now?

It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Why book with us

  • Approved under the ARBOMaster scheme
  • Quality sealants from Arbo and Everbuild
  • Experience in homes, commercial sites and hotels
  • Sealant colour chosen to suit

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Get a leaking seal dealt with right away
  • Follow the cure time we give you
  • Clean sealant with mild detergent, not abrasives
  • Do not seal over failed sealant yourself

Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day.

Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you, so raise it early.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

How the job changes by surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out and baths are filled before sealing.
