New build mastic in Prestwood

Developers send us the plot schedule and we work through it. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We work on skirting & floors, bathrooms & en suites and show homes, and people most often call us about second-fix sealing on new plots and leaking shower tray seals in a new home.

If you’ve bought a new home in or near Prestwood, the first year or two is a good time to check the sealant. Common snags include open skirting joints, lifting shower seals and gaps around frames.

All of our work is guaranteed for twelve months, in Prestwood and everywhere else we cover.

New homes and floors in Prestwood

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In and around Prestwood, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Great Missenden station, the sealant around baths, showers and frames is worth checking in the first year or two.

Prestwood is about 5 miles north of High Wycombe, in Buckinghamshire. Jobs in Prestwood get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Prestwood is one of 263 towns and villages in Buckinghamshire where we work for new build mastic. Reading is on our list too, around 20 miles away.

We work across HP16 for new build mastic and the streets around it. New build mastic is available to properties on High Street, Honor Road and Gryms Dyke and the roads around them. We also cover the places around Prestwood: Stony Green (1 mile south-west), Bryant's Bottom (1 mile west), Great Kingshill (2 miles south), Little Kingshill (2 miles south-east) and Upper North Dean (2 miles south-west). When it is not the sealant

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Baths and trays that move too much for sealant to cope with
  • Damaged fittings that need replacing
  • Deciding who is responsible under a builder’s warranty

If in doubt, call 0345 464 0079 or email us and we will say what we think before you book.

What we seal

  • Show homes
  • Plot handovers
  • Skirting & floors
  • Bathrooms & en suites
  • Windows & doors
  • Kitchens

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Avoid scourers and strong chemicals on sealant
  • Avoid running a DIY bead over the old one
  • Wait for the cure time before using a resealed shower
  • Raise failed sealant with the developer while you are covered

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers to help keep mould away.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

Questions from Prestwood

Is Prestwood within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Prestwood in your area for new build mastic?

Yes, Prestwood is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.

Where is Mr Mastic based?

We work from Crawley. We cover Prestwood and the rest of Buckinghamshire.

Can new sealant go on top of the old bead?

No. We always remove the existing bead, then clean and prime the joint, and a new bead applied.

When is the best time to reseal in a new build?

Where water is getting through, do not wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Should I go to my builder first?

While the snagging or warranty period runs, the builder should be your first contact. If it is not sorted, or keeps failing, get in touch with us.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Different surfaces, different methods

Show homes

We seal show-home bathrooms, kitchens and frames ready for viewings. Tell us when the home is open so we can plan around it.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most snagging lists, longer for a run of plots. For a job in Prestwood, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

Advice

Why it’s worth doing now in Prestwood

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. In an older home around Prestwood, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
