About our new build mastic in New Copse

Snagging sealant properly means taking the failed bead out completely. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. If you have cracks appearing as a new home settles and internal frame sealant that has split, we can put it right, whatever the surface.

For a small place like New Copse, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Use the extractor fan every time you shower
  • Keep water off fresh sealant until it has cured
  • Report sealant problems to your builder during the snagging period
  • Watch for new gaps as the house dries out

Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries.

Report failed sealant to the builder while you are in the snagging period. After that, putting it right may fall to you, so raise it early.

Landlord and commercial work in New Copse

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

FAQs for New Copse

Do you work for landlords with property near Alton station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Is New Copse in your area for new build mastic?

Yes. We work across London and the South East, and New Copse is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

When is the sealant fully cured?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How long does new build mastic take?

It depends on the size of the job, but most jobs take a few hours for most snagging lists, longer for a run of plots. We will tell you when we quote.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Can new sealant go on top of the old bead?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Quotes for new build mastic in New Copse

Call for a quick quote. The main things that affect it are:

  • Whether the work is at height
  • The number and length of the joints
  • Any working-time requirements on site
  • The product the joint needs

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.

Surface by surface

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Plot handovers

Send us the schedule and any sealant specification and we’ll quote. Sealant work across the plot is covered as agreed.

When something else is needed

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Cracking that points to a structural problem
  • Plumbing faults behind the sealant
  • Baths and trays that move too much for sealant to cope with

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. Somewhere like New Copse needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Clear items away from the joints we are working on
  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
