Your questions about new build mastic in Merton Park

Is Merton Park in your area for new build mastic?

Yes. We work across London and the South East, and Merton Park is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Can parking be tricky for a visit in Merton Park?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

How long does new build mastic take?

Typically it takes a few hours for most snagging lists, longer for a run of plots. Larger jobs naturally take longer, and we will say how long yours will take.

Can you work from my snagging list?

Yes. Snagging lists are a common starting point for us. We agree the sealant items with you before any work starts.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

About our new build mastic in Merton Park

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first. If you have internal frame sealant that has split and skirting joints opening in the first winter, we can put it right, whatever the surface.

Across London, commercial floors have movement joints that break down under heavy foot traffic, and new homes need their plot mastic finished properly before handover.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Look at the sealant regularly in the first couple of years
  • Put sealant faults on your snagging list early
  • Photograph failed sealant before it’s redone
  • Get a leaking seal dealt with straight away

Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in keeps the job straightforward.

Common problems we fix in Merton Park

The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.

Signs it’s time to call us include:

  • Internal frame sealant that has split
  • Plot mastic for developers ahead of handover
  • Gaps between new skirting and floors
  • Worktop and upstand sealant coming away

Merton Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • When the joint can take water or movement
  • The length of the guarantee
  • Is the old sealant removed completely?
  • What happens if they find a problem under the old sealant

How to choose a mastic man

What new build mastic looks like in Merton Park

Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For new homes near South Merton station, it’s worth checking the sealant early, while snags are still fresh.

Merton Park is about 1 mile south-east of Wimbledon, in Greater London. What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each joint is checked for movement before we start.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive

What affects the cost of new build mastic

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • The size of the job
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

Why deal with it now?

It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote to plan around. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When it is not the sealant

It helps to know what we can’t do too:

  • Movement caused by a poorly fitted tray or bath
  • Your warranty claim itself, which is between you and the builder
  • Broken tiles or a split tray

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.
