New build mastic in Lumley
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that is what rushed new-build sealant generally lacks. We work on bathrooms & en suites, skirting & floors and show homes, and common reasons people get in touch are plot mastic for developers ahead of handover and new-build shower sealant that has already split.
For a small place like Lumley, the journey and access are planned in advance, and the work itself is the same as on any site.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of new build mastic
We don’t publish a price list, because jobs vary so much. The quote depends on:
- When we can work, for business premises
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
What to tell us when you ask for a quote:
- A few photos by email, if you can
- How we’d reach the joints
- Where the job is, and your postcode
- If someone has resealed it before
Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.
DIY versus a professional finish
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What happens if it’s left?
A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. Older cottages and farmhouses around Lumley can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
Why us?
- Neat joints and a tidy finish
- Anti-fungal sanitary silicone in wet areas
- Arbo and Everbuild products
- Sealant colour chosen to suit

Honest limits
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Plumbing faults behind the sealant
- Broken tiles or a split tray
- Baths and trays that move too much for sealant to cope with
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.

Your questions about new build mastic in Lumley
Do you work for landlords with property near Emsworth station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.
Will you come out to Lumley?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
What colour sealant will you use?
Most bathroom joints are white or clear, but sealant comes in other colours too. We match the colour to the finish before we begin.
How long will you be here?
A typical job takes anything from a few hours to several days, depending on the number of plots. Your quote will say how long we expect yours to take.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Is there a guarantee?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
How the visit works
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. For a village or hamlet like Lumley, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Getting ready for the visit
- Mention any sign-in or site rules at work premises
- Let us know about parking restrictions
- Move anything stored near the joints

Joints and finishes in Lumley homes
Lumley is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you’ve bought a new home near Emsworth station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Lumley, as everywhere, new build mastic is only as good as the preparation behind it.
Lumley is about 1 mile east of Emsworth, in West Sussex. We carry out new build mastic for homeowners, landlords and businesses in Lumley and the surrounding area. Across West Sussex, we cover 371 places, and Lumley is one of them. For nearby work, see our Portsmouth page, about 7 miles away.

Different surfaces, different methods
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.
Kitchens
Sink joints are wet all the time. A kitchen sealant goes in there, food-safe where it’s needed.
Landlord and commercial work in Lumley
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
For anyone letting property in or around Lumley, several properties can go on one quote. Just tell us the addresses and what each one needs.
