New build mastic in Lower Burgate

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

How we handle new build mastic in Lower Burgate

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. We work on kitchens, skirting & floors and plot handovers, and people most often call us about leaking shower tray seals in a new home and internal frame sealant that has split.

Around Lower Burgate, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What affects the cost of new build mastic

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Asking for a quote

To make quoting easier, let us know:

  • Whether it has been sealed before
  • Roughly how big the job is
  • The type of property
  • Pictures of the joints, sent by email

For a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll send you a clear quote before any work starts.

Signs you need new build mastic in Lower Burgate

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracked sealant shows up.

People generally contact us when they notice one of these:

  • Cracks appearing as a new home settles
  • Kitchen sealant that has pulled off the wall
  • Plot mastic for developers ahead of handover
  • Frame joints opening as the plaster dries

Whether the job is in Lower Burgate itself or nearby, the right material for each joint matters as much as a neat finish.

How to choose a mastic man

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. For a village or hamlet like Lower Burgate, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work

How to get a quote

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep water off fresh sealant until it has cured
  • Get a leaking seal dealt with right away
  • Raise failed sealant with the developer while you are covered
  • Use the extractor fan every time you shower

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day before water reaches them.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Baths and trays that move too much for sealant to cope with
  • Broken tiles or a split tray
  • Deciding who is responsible under a builder’s warranty

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

Your questions about new build mastic in Lower Burgate

Is there a guarantee on new build mastic in Lower Burgate?

All our work, in Lower Burgate and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Lower Burgate in your area for new build mastic?

Yes, Lower Burgate is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear quote.

Can you reseal over the builder’s sealant?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. The old sealant always comes out first.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Will there be a smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Should I wait before resealing?

Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Should I go to my builder first?

Report it to the builder first while you are covered. If it is not resolved, we’ll cut it out and reseal it.
