New build mastic in Lochmaddy
Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first, and if it isn’t put right, get in touch with us. Common call-outs are for second-fix sealing on new plots and skirting joints opening in the first winter, across kitchens, skirting & floors and bathrooms & en suites.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the cost of new build mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- The amount of work
- Access and height
- The type of sealant required
- How much old sealant there is and how hard it is to remove
Combining jobs into one visit is usually more efficient than separate visits. We will give you a clear price for the lot.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- The rough size of the job
- The address or postcode of the job

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Clean sealant with mild detergent, not abrasives
- Follow the cure time we give you
- Record problems with dated pictures
- Check bath and shower seals every few months as the house settles
Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day to cure enough for use.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
How it works
Before we leave, we go over the finished joints with you. The visit itself normally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. For a place like Lochmaddy, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- On commercial sites, let us know about site rules

Kitchens
As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.
Show homes
In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.

Joints and finishes in Lochmaddy homes
Lochmaddy is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
Around Lochmaddy, as everywhere, new build mastic is only as good as the preparation behind it. Whether the job is in Lochmaddy itself or nearby, the right material for each joint matters as much as a neat finish.

What sealant work can’t fix
A few problems are outside what sealant work can do:
- Leaks from pipes, valves or wastes, which need a plumber
- Baths and trays that move too much for sealant to cope with
- Disputes or warranty claims with your builder

Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
