How we quote for new build mastic

We quote each job individually. This is what makes a difference:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • The type of sealant required
  • The size of the job

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • The rough size of the job
  • If someone has resealed it before

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.

About our new build mastic in Claddach Kirkibost

We never seal over a failed new-build bead. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We work on show homes, windows & doors and kitchens, and common reasons people get in touch are sealant work across a run of new homes and cracked caulk along new skirting.

Around smaller Scottish places like Claddach Kirkibost, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Don’t seal over failed sealant yourself
  • Keep water off fresh sealant until it has cured
  • Report sealant problems to your builder during the snagging period
  • Clean sealant with mild detergent, not abrasives

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

FAQs for Claddach Kirkibost

What guarantee comes with new build mastic in Claddach Kirkibost?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Claddach Kirkibost in your area for new build mastic?

Yes. We work across all of Scotland, and Claddach Kirkibost is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Why has my new-build shower seal failed already?

There are normally two causes: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you take on second-fix sealing for builders?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. Good preparation keeps snagging to a minimum.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Why act early in Claddach Kirkibost

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot and most come down to preparation. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

Why us?

  • Full insurance on every job
  • Sealant colour chosen to suit
  • A choice of colours where the product allows
  • Tidy, careful work

How the job changes by surface

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing.

Show homes

Show homes need sealant that looks right from day one. We lay neat, even beads in colours to suit the finishes.

How the visit works

The work is kept neat and contained to the joints we’re treating. Expect the work to take a few hours for most snagging lists, longer for a run of plots, and we explain the cure time before we leave. Outdoor work around Claddach Kirkibost depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Clear the area around the work

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
